Home repairs, done right the first time

We take on the everyday repairs that wear a house down, quote a fixed price before we start, and guarantee our labor for a year. Here is what we handle.

  • Plumbing

Most plumbing calls start small: a toilet that runs at night, a drip under the kitchen sink, a shut-off valve nobody has turned in fifteen years. Left alone, those turn into water bills, warped cabinet floors and stained ceilings.

    • Running and leaking toilets, fill valves and flappers
    • Dripping faucets and worn cartridges
    • Leaks under sinks, P-traps and supply lines
    • Stuck or leaking shut-off valves
    See plumbing repairs
  • Electrical & Lighting

A loose outlet, a switch that crackles, a bathroom with no GFCI protection: these are the electrical problems most homes collect over the years. They are small, but they are not cosmetic.

    • Dead, loose or scorched outlets
    • Worn or buzzing light switches and dimmers
    • GFCI and AFCI outlet installation
    • Light fixture and ceiling fan installation
    See electrical & lighting repairs
  • Roofing & Gutters

A roof rarely fails all at once. It loses a shingle in a storm, a nail backs out, the sealant around a vent pipe dries and cracks, and water finds the gap. Gutters do their damage more quietly, by dumping water against the foundation.

    • Missing, lifted or cracked shingles
    • Flashing around chimneys, walls and skylights
    • Pipe boot and roof vent leaks
    • Gutter cleaning and flushing
    See roofing & gutters repairs
  • Heating & Cooling

A good share of “no heat” calls end with a dead thermostat battery, a tripped switch or a filter so clogged the furnace shut itself down. Those are worth checking before you pay for an HVAC visit.

    • Thermostat replacement and smart thermostat setup
    • Filter changes and filter-slot fixes
    • Blocked, broken or noisy vent registers
    • Clogged condensate drain lines
    See heating & cooling repairs
  • Walls, Floors & Ceilings

Walls and floors take the daily wear of a lived-in house: doorknob holes, nail pops, settling cracks, a stair tread that squeaks every time someone comes down for breakfast.

    • Drywall holes, dents and doorknob damage
    • Nail pops and taped-seam cracks
    • Ceiling water stains, after the leak is fixed
    • Squeaky floors and stair treads
See walls, floors & ceilings repairs
  • Doors, Windows & Drafts

Doors and windows move with the seasons. Wood swells in summer, hinges sag, strike plates drift out of line, and weatherstripping flattens until you can see daylight around the frame.

    • Sticking, rubbing or sagging doors
    • Latches and deadbolts that will not line up
    • Lock and handle replacement
    • Door weatherstripping and door sweeps
See doors, windows & drafts repairs
  • Exterior, Decks & Fences

The outside of a house is where water and sun do most of their work. Deck boards soften, railings loosen, fence posts rot at the ground line, and caulk along siding and trim shrinks away.

    • Rotted or cracked deck boards
    • Loose deck railings and stairs
    • Ledger board and joist hanger checks
    • Fence posts, panels and gates
See exterior, decks & fences repairs
  • Seasonal Upkeep & Safety

Most of the emergency calls we get could have been a twenty-minute job a few months earlier: a hose left on an outdoor faucet before a freeze, gutters that were full in November, a smoke alarm with a dead battery.

    • Fall and spring home check visits
    • Winterizing outdoor faucets and irrigation
    • Smoke and CO alarm testing and replacement
    • Gutter and downspout cleaning
See seasonal upkeep & safety repairs

What we do not take on

Gas lines, main electrical panels, new circuits, structural changes and full roof replacements need specialist licenses and permits. When a job crosses that line, we say so at the estimate and refer you to people we trust.

Not sure which one it is?

Use the repair-or-call-a-pro checker, or just describe the problem on the estimate form. Sorting that out is part of our job.
